Our services are intended to assist management in identifying significant facility components that will require major capital expenditures for repair, maintenance or upgrades over the next 10 or 20 years beyond the normal operating budget. Our services will typically include:

• Conducting a detailed site inspection of the building(s) and grounds to visually evaluate the major structural and mechanical components of the complex and establish the current condition, age and projected useful life.
• Focusing on structural condition; heating/cooling, plumbing, and electrical systems; roofs and building envelope; paving; vertical transportation; storm water management; and general interior/exterior conditions.
• Providing input regarding any recommendations for key components to enhance their useful life and minimize the potential for premature system failure.
• Addressing items requiring immediate attention for safety reasons, and note proactive maintenance recommendations to minimize long-term costs.
• Interviewing maintenance and other key site personnel (as appropriate) regarding past maintenance, repairs, upgrades and concerns.
• Reviewing available construction documents regarding the complex to better understand the systems and components.
• Reviewing maintenance records and past/proposed capital expenditures within the complex to understand major improvements that have been made or are proposed.
• Providing a detailed engineering report with our findings and recommendations.
• Providing a spreadsheet style schedule of major (non-routine) repair and replacement costs to be anticipated over the next 10 or 20 years for budgetary and planning purposes.
